Waunakee, Middleton, Verona or Sun Prairie? How to Choose a Madison Suburb
Most buyers moving to the Madison area, or moving up within it, end up comparing the same handful of communities. Each one has a different feel, school district and commute. Here's how they compare, and the questions I ask buyers to help them decide.
The short version
| Community | Known for | School district | Where it sits |
|---|---|---|---|
| Madison | City living, walkability, UW–Madison | Madison Metropolitan | The isthmus between Lakes Mendota and Monona |
| Waunakee | Small-town feel close to the city | Waunakee Community | North of Lake Mendota |
| Middleton | A walkable downtown and trails | Middleton–Cross Plains Area | West of Madison |
| Verona | Newer neighborhoods; Epic commuters | Verona Area | Southwest of Madison |
| Sun Prairie | New construction and more space | Sun Prairie Area | Northeast of Madison |
| Fitchburg | Bike commuting; quick access to the city | Madison, Verona or Oregon, by address | Directly south of Madison |
Community by community
Madison
Madison is the state capital and home to UW–Madison. The isthmus and near east and west sides offer older homes, condos and walkable streets close to the Capitol Square, the Dane County Farmers' Market and both lakes. The far west and east sides have more suburban-style neighborhoods with larger lots.
Waunakee
Waunakee calls itself "The Only Waunakee in the World." It's a close-knit village north of Lake Mendota with a busy downtown, a well-regarded school district and a mix of established neighborhoods and newer subdivisions. Buyers who want a small-town feel with Madison and Middleton nearby often start here.
Middleton
Middleton, the "Good Neighbor City," sits on Madison's west side. Its downtown has restaurants and shops within walking distance of many homes, and Pheasant Branch Conservancy gives it miles of trails. Homes range from mid-century ranches to newer construction on the city's edges.

Verona
Verona is home to the Epic Systems campus, which makes it a natural choice for Epic employees who want a short commute. It has added many newer subdivisions in recent years, and the Military Ridge State Trail runs through town.
Sun Prairie
Sun Prairie, on Madison's northeast side, has grown quickly and has some of the area's largest selection of new construction. It keeps a historic Main Street and has easy access to US-151 and I-94 for commuters.

Fitchburg
Fitchburg borders Madison to the south. The Capital City Trail and the Cannonball Path make it popular with bike commuters, and its southern edge is still open farmland. One thing to check carefully: depending on the address, a Fitchburg home may be in the Madison, Verona or Oregon school district.

Questions to ask before you choose
- Where will you commute, and how? Drive the route at rush hour before you make an offer.
- Which school district do you want? Confirm the district for each address, not just the city name.
- New construction or established neighborhood? New subdivisions offer modern layouts. Established areas offer mature trees and walkability.
- How much do you want to walk? Downtown Madison, Middleton and parts of Waunakee and Sun Prairie offer the most walkable options.
