Moving to Madison, WI: A Relocation Guide
Madison is Wisconsin's capital and home to its flagship university, set between two lakes. If you're relocating for a job or just looking for a change, here's what to know before you start your home search.
Where people work
Madison's economy centers on government, education, health care and tech. Major employers include:
- University of Wisconsin–Madison and UW Health
- State of Wisconsin agencies around the Capitol
- Epic Systems, on a large campus in Verona
- American Family Insurance, headquartered on the east side
Where you work shapes where you'll want to live. Someone at Epic may look at Verona, Fitchburg or Madison's west side. A downtown state job opens up the isthmus and near east side.
Getting around
- The Beltline (US 12/18) runs along Madison's south and west sides and is the main east–west route. Learn its rush-hour patterns before you choose a neighborhood.
- Madison Metro runs buses citywide, including Bus Rapid Transit on the main east–west corridor.
- Bike trails such as the Capital City Trail and Southwest Path make bike commuting realistic for many neighborhoods.
- Dane County Regional Airport is on the northeast side, a short drive from downtown.
Seasons and winter
Madison has four real seasons. Summers center on the lakes, the Memorial Union Terrace and the Dane County Farmers' Market on the Capitol Square. Winters are cold and snowy. If you're coming from a warmer state, plan for:
- Snow removal: shoveling or a snowblower, and a plan for your driveway
- Madison's winter parking rules, including alternate-side parking in many areas
- Heating costs. Ask for a home's utility history when you're comparing houses.
Where to start your home search
Most relocating buyers compare Madison itself with Waunakee, Middleton, Verona, Sun Prairie and Fitchburg. Each has a different feel and school district. Start with our guide on how to choose a Madison suburb.
Property taxes vary by municipality and school district, so compare the current tax bill on each home you're considering, not just the price.
